As a design consultancy firm, Ray Sammut and Associates is based in Ta Xbiex, Malta and covers a wide variety of projects located all across the Maltese Islands including Gozo. We have also successfully carried out several projects across Europe and North Africa, ranging from the United Kingdom, France and Bulgaria to Libya.

Demolition of a Hotel in Gzira and Excavation below sea water level.
Project management for the demolition of an existing hotel, followed by excavation below sea water level for the construction of an aparthotel with parking, facilities and amenities, having a gross floor area of 20,000sq.m spread over several floors. Site is located in Gzira, Malta and is in close proximity to the shoreline, whilst being surrounded by low to medium height, third-party residences and two narrow roads limiting severely access and mobility to and from the site. Owing to the fact that the site is located within a residential zone, several restrictions have been imposed on operation and works by the local authorities to control dust, noise, vibrations, prevention of damage to third parties, access to and from the site together with the discovery of a world war II air bomb shelter lying within the excavation area. The underlying strata consisted of a moderately fractured and permeable limestone which required consistent pressure grouting interventions by injecting cement grout into the fissures, cracks and fractures to limit and control the ingress of water into the site. Sea water pressure increased as the site was excavated deeper, requiring varied interventions to achieve the 10m datum below sea water level.

Construction of a hospital and Elderly Care Home in Naxxar
Project management for the development of a site having a footprint area of 16,500sq.m into a health care hospital and luxury stay-in home for elderly residents. Project also comprised several amenities and facilities to be enjoyed by the residents, which included outdoor and indoor swimming pools, with sauna and gym, reception, and conference area, a chapel, underlying parking all throughout the site, water reservoir tunnel excavated into the limestone rock, shopping area and recreational playing fields and squares. This design and build project consisted of four to five floors including the basement which was built by three, different, major, local contractors, each of which applying a different construction system and methodology to achieve the brief requirements and specifications.

Construction of Residential Villas in Ibragg
Originally a bungalow, surrounded by a garden and tennis courts, this site having a footprint of almost 4000sq.m has been demolished, excavated and subdivided to construct ten residential luxury villas in this high-end town located in the Maltese Islands.
Each accommodation was designed to have a separate access from the street together with a garden and pool. Owing to differences in levels, several retaining structures and dwarf walls have been constructed to achieve the required levels. The residential properties have been sold in shell form on plan. Construction consisted mainly of reinforced concrete strip foundations, load bearing block work walls, whilst the slabs consisted of ‘predalle’ (Concrete biscuit) precast slabs with on-site concrete topping and cast in-situ reinforced concrete slabs.

Ramla Bay Hotel, Mellieha
Project management and quantity surveying for the demolition, excavation, construction, mechanical and electrical services and finishes of a five star hotel with amenities ranging from outdoor and indoor pools, restaurants, wine bars and spas to parking areas and conference halls.
The existing sea side hotel built over several years consisted of several extensions and accretions which was dated by today’s standards and guest expectancies. The site footprint measures over 29,000sq.m and has been divided into two phases, with phase one being complete and open achieving the aggressive timelines of the project. The unique architectural concept for this luxury five star hotel seeks to maximise the sea view rooms whilst having each room accessed from an imposing atrium with an indoor garden and a roof that has been manufactured overseas in Italy and assembled on site. All elements contribute to a micro-climate environment that welcomes impressively all guests staying at the hotel whilst complimenting the guest experience.

Residential Project, Imsida
Design and Build project split on two phases for the erection of a fourteen storey building comprising mainly of four basement levels reserved for parking and storage, a double volume commercial space at ground floor level and overlying residential floors, housing affordable apartments intended mainly for renting purposes, owing to the site’s proximity to the local university and hospital. Underpinning and piling works have been undertaken to strengthen and support third party properties abutting the site, due to excavating several floors below the adjacent properties and one of Malta’s main arterial roads. The lower floor consist of a cast in situ concrete frame with columns, beams and slabs, whilst a transfer slab over the ground floor supports the loadbearing walls and predalle (concrete biscuit) pre-cast concrete slabs of the upper residential floors.

Ongoing Projects
Ray Sammut & Associates is honored to be working on several projects both in Malta and abroad which range from warehousing, a showroom on four levels including car park and storage, to blocks of residential accommodations including garages, apartments, maisonettes, penthouses, terraced houses and villas to development of air-spaces which include penthouses and apartments. As a firm we are also involved with several marine projects and sea-based structures whilst working on small scale tasks such as regularization applications, renovation of apartments and penthouses, together with projects located in ODZ development such as the construction of a reservoirs, agricultural storage and pump rooms.

As an architectural, structural and civil engineering firm having a section dedicated to interior design we follow projects from conception to completion, starting with conceptual design, full architectural design, submission at the Planning Authority (PA) and correspondence with all local entities such as ERA, SCH, MTA, etc, civil engineering design including foundations and structural design, project supervision on site, project management and interior design.
We are also very excited and grateful with some of the projects in our pipeline which include land and marine works.

Interior Design of Qawra Apartment
Interior Design of the internal and external spaces of an apartment in shell form located at the fifth floor level of a residential complex in Qawra, San Pawl il-Bahar.

Owing to its proximity to the sea environment this apartment is designed using a light colour palette to provide cool and airy spaces whilst having fresh and summery look and feel as requested by the owners who shall be enjoying the property as a Summer Residence.
